Lot 1 comprises Redricks Lake and the surrounding area, extending to approximately 27.87 acres (11.28 ha). The Lake itself extends to approximately 8.64 acres (3.50 ha), with areas of grassland surrounding the lake. At Redricks Lake there are currently a range of recreational and leisure activities operated by the commercial tenant. These include open water swimming, fishing, water sports, a water park and a café on the southern side of the land. There is also a glamping site operated on the northern side of the lake. On the northern side of the lake, there is a large area of grassland and also an area of woodland beyond. On the southern side of the lake are a range of buildings from which many of the activities are operated.

Tenure & Occupation – Lot 1

This lot is occupied by a tenant on a commercial tenancy under the Landlord and Tenant Act 1954, with the sale of the property being made with the tenant in occupation. Further details regarding this tenancy can be provided upon request.

Lot 2 – Arable Land 18.54 acres (7.50 ha)

Lot 2 comprises a single land parcel extending to approximately 17.84 acres (7.22 ha). Predominantly Grade 3 productive arable land, the lot is accessed from the north via a private track off Redricks Lane. This track forms part of Lot 1, with Lot 2 being bordered to the east by arable farmland (Lot 3) and to the south and west by grassland and Redricks Lake (Lot 1).

Lot 3 – Arable Land with woodland 23.37 acres (9.46 ha)

Lot 3 extends to approximately 23.37 acres (9.46 ha), comprising an arable field of 21.59 acres (8.77 ha) with a small area of woodland over the remainder of the land. The arable parcel is predominantly Grade 3 productive arable land. Lot 3 also benefits from direct road access onto Redricks Lane to the north of the parcel.

Tenure & Occupation – Lots 2 & 3

The land is available freehold and is currently subject to a Farm Business Tenancy, which commenced in March 2010 and is due to expire on 25th March 2025. Further details regarding this tenancy can be provided upon request.

Lot 4 – Pasture land and woodland 11.57 acres (4.69 ha)

Lot 4 extends to approximately 11.57 acres (4.69 ha) and comprises two meadows and an area of woodland in between. The meadows extend to approximately 3.99 acres (1.61 ha) and 1.65 acres (0.67 ha) respectively, with Lot 4 being located close to the northern banks of the River Stort. Access to Lot 4 is taken via a right of access along a private track from Redricks Lane, which forms part of Lot 1.

Lot 5 – Pasture land 1.65 acres (0.67 ha)

Lot 5 is a single parcel of meadow land extending to approximately 1.65 acres (0.67 ha). The meadow is currently laid to grass and is partially surrounded by hedgerows and is unfenced. The plot has road frontage onto Redricks Lane, and is located approximately 1 mile from Sawbridgeworth and 0.9 miles from Harlow Mill station.

Tenure & Occupation – Lots 4 & 5

The land is available freehold and is currently subject to a Farm Business Tenancy, which commenced in March 2010 and is due to expire on 25th March 2025. Further details regarding this tenancy can be provided upon request.

Redricks Lake and the surrounding land lies between Harlow and Sawbridgeworth, and is within easy reach of both towns, where a range of facilities are available. The land is situated in a semi-rural location, with the River Stort located immediately to the south and Redricks Lane to the north.


From the M11 exit at junction 7 take the A414 towards Harlow. Go straight over the first four roundabouts, following signs towards Sawbridgeworth. On the
fifth roundabout, take the third exit onto the A1184 towards Sawbridgeworth. After approximately 0.75 miles, take the left turn onto Redricks Lane. The land starts on your left after approximately 0.5 miles. To access the lakes, the entrance to the private track to Lots 1, 2 and 3 is approximately 0.7 miles along Redricks Lane, on the left hand side. The Lake is located at the end of this private track.

A public footbath (PROW 19) runs across Lot 3 and Lot 4. A second public footpath (PROW 20) runs along the eastern boundary of Lot 3 and across the western meadow of Lot 4.
