DIRECTIONS
From the A505, take the exit signed towards Sandon that is adjacent to the Country Boarding Kennels & Dog Park and follow the road for 2.8 miles into the village of Sandon. Turn right towards the village centre and then immediately right onto Payne End. Follow the road for approximately ¼ mile, and the land will be found on the right, accessed by the bridleway.
From the A10 at Buckland, follow the signs to Sandon, turning onto Whiteley Lane. After 1 mile turn left onto Sandon Road. Follow the road into Sandon. Take the second right onto Payne End, passing the Village Hall on the right hand side. Follow the road for approximately ¼ mile, and the land will be found on the right, accessed by the bridleway.

BOUNDARIES AND ACCESS
The purchaser will be deemed to have full knowledge of the boundaries and access to the land, neither the vendor nor the agent will be responsible for defining any boundaries.

TENURE
The land is available freehold with vacant possession on completion. The purchaser will be responsible for erecting a fence along the northern boundary.
