The land comprises approximately 30 acres in total, divided into three parcels. The largest parcel, which borders Reeves Lane, extends to 17.7 acres, the middle parcel extends to 9.7 acres, and the western parcel is 2.9 acres. The two smaller parcels are accessed via the largest one, which benefits from two access points off Reeves Lane.
The land is enclosed with fencing and hedges, however it is not currently stock proof. A ditch runs between each of the three parcels, with a crossing point for vehicles over each ditch.
As far as we are aware, the land is not entered into any grant schemes and BPS entitlements have not been claimed on the land recently. Therefore, the land is not let with the benefit of any BPS entitlements.
The land is in good condition and has been well maintained. Until recently it was grazed with cattle and sheep, and since then hay has been taken from the land.
The land would be suitable for agricultural uses, however proposals for alternative uses, for example equestrian, will also be considered. Alternatively uses may require planning consent.

TERMS OF OCCUPATION
It is intended that the land will be let under a Farm Business Tenancy, although alternative occupation arrangements will be considered. The rent will be dependent on agreement terms.

A footpath crosses the land between the middle and smallest parcels. Telegraph wires also cross the field.
The land is offered subject to and with the benefit of all existing rights of way, wayleaves, and easements, whether or not specifically referred to in these particulars.

The land benefits from a mains water supply. All services, rates and outgoings are to be payable by the tenant in addition to the rent.
