The land is available freehold with vacant possession on completion. It is currently subject to a Farm Business Tenancy, which is due to expire at the end of Harvest 2021.

Basic Payment Scheme

The land is registered with the Rural Payments Agency under field parcel number: TL1927 8560. The Basic Payment Scheme Entitlements will not be included in the sale, however may be available by separate negotiation. If so, the Tenant will retain the entitlements for the 2021 claim and the Purchaser will indemnify the Tenant against any non-compliance from the date of completion until the end of the 2021 claim.

The land is currently in a 5 year Mid-tier Countryside Stewardship scheme dated 1st January 2020 to 31st December 2024. From Junction 8 of the A1(M) follow the A602 west for approximately 1.5 miles, then turn left onto Ashbrook Lane, signposted to St Ippolyts.
