The land is located on the north east edge of the village of Sandon and is within easy reach of both the A10 (approximately 3.7 miles east) and A505 (approximately 2.5 miles north). Local amenities are available in Sandon, Therfield and surrounding villages. Description

The land extends to approximately 10.07 acres (4.08 hectares), and is accessed via Gannock Road, with a yard and former stable building being located to the east of the site, and the land extending towards the west. The former stable building originally comprised approximately 2,100 sq.ft. Of floor space and there is potential to reinstate this as an agricultural building, subject to obtaining the necessary consents.

The site previously benefitted from planning permission to replace the buildings on site with a stable block and storage barn (North Herts planning reference 11/00510/1), however this has now lapsed and the existing buildings have been partly demolished and deteriorated in condition since this time.

Directions

From the A505, take the exit signed towards Sandon that is adjacent to the Country Boarding Kennels & Dog Park and follow the road for 2.5 miles – the land is on the right-hand side before you enter the village of Sandon.

Tenure

The land is available freehold with vacant possession on completion. The purchaser will be responsible for erecting a fence along the southern boundary.
