The land is located at the southern end of the village of Anstey, and is accessed via a right of way over a private road (St George’s End). It is bordered to the north and northeast by residential properties, with the village hall and village primary school to the south east and open farmland to the west.
Primarily comprising rough grassland with trees, Lot 2 extends to approximately 0.8 acres. Part of the land is located within the Anstey village boundary, as identified in East Herts District Council’s adopted local plan 2018, with the remainder of the land located within the Rural Area Beyond the Green Belt.
Pre-application advice was undertaken to develop part of the site with residential dwellings and a positive response was received – subsequently an application was submitted for two semi-detached dwellings (ref: 3/20/1208/FUL). This application was refused in February 2021, with the plans relating to this application available on request. A future purchaser may wish to submit a new application to overcome the reasons for refusal with a revised design.
A further 0.5 acres (approximately) of adjoining land is also available as a separate lot and would be suitable for amenity use (Lot 1).
