The allocated land subject to the sale comprises approximately 36.69 acres (14.85 hectares) of agricultural land south of Ansley Common, Nuneaton, which has been allocated for residential use in North Warwickshire Borough Council’s Local Plan 2021. The greenfield site consists of arable and pasture land and is located south of the existing developed area of Ansley Common, on the fringe of Nuneaton. The site is identified as site allocation H10 under Policy LP37 (housing allocations) of the North Warwickshire Borough Council Local Plan 2021.

Farmland

The balance of the land is unallocated and extends to approximately 93.32 acres (37.77 hectares) and lies to the west of the allocated land. There are about 79.75 acres of farmland, 13.01 acres of woodland and 0.49 acres of miscellaneous areas including ponds and tracks. The farmland is predominantly arable and let subject to a Farm Business Tenancy until 28th September 2023 (further details available from the Vendors’ agent). The majority of the woodland forms Bret’s Hall Wood, identified as Ancient Woodland and comprising predominantly mixed broadleaf species.

Access

The site is accessed from Coleshill Road and Ansley Common. In line with policy H10, the allocation requires a through road from Plough Hill to Coleshill Road.

Ansley Common village is situated on the north western edge of Nuneaton, within North Warwickshire and Nuneaton and Bedworth Borough Councils.

The close proximity to Nuneaton provides easy reach of Coventry (11.6 miles) to the south, as well as Birmingham (20.4 miles) and Leicester (23.0 miles).

The market town of Nuneaton, approximately 3.5 miles from the Property, is the largest town in Warwickshire, boasting a population of over 90,000 people. Nuneaton benefits from a wide range of supermarkets, high street shops, pubs and restaurants, along with other community, amenity and recreational facilities. There is a good variety of schools to both primary and secondary level, including Nursery Hill Primary School, Michael Drayton Junior School and Hartshill Academy.

The Property has good communications being situated close to the region’s motorway and main road network including the M42, M6, M69 and A5. Nuneaton train station offers a mainline service to Leicester (from 19 minutes), Birmingham New Street (from 28 minutes), and London Euston (from 75 minutes).
