Local Plan Promotion
Sworders has extensive experience in promoting sites for development though the Local Development Framework process in its various guises; from old style Local Plans, through to Core Strategies and Site Allocation Development Plan documents and full circle back to current Local Plans.
Through participating in public consultations, workshops, panel meetings and Examinations in Public, as well as monitoring council meetings and background studies on behalf of our landowner clients, we seek to influence policy evolution to give our clients’ sites the maximum chance of securing an allocation for development.
We have a number of clients in many Local Authority areas, which enable those clients to benefit from economies of scale when monitoring and participating at a general level as we split costs across the relevant clients. We avoid conflicts of interest by not undertaking promotion work for property developers, giving confidence that we are always working with the landowners’ best interests at heart.
We are actively involved in promoting sites in Local Authority areas across the Midlands and the East of England, including Hertfordshire, Norfolk, Suffolk, Essex, Bedfordshire, Northamptonshire, Warwickshire, Leicestershire, Oxfordshire and Gloucestershire but will always welcome new areas with development opportunity.
Throughout the process we are also mindful of opportunities to submit a speculative application or market the site for a promotion agreement prior to the conclusion of the Plan making process.
