The letting of property is now governed by a raft of legislative changes and requirements. It is therefore not only important to select an agent who is qualified to deal with the matter, but also one experienced in letting the type of property or portfolio you may have.
Sworders let and manage a variety of properties for retained clients but most of our portfolios are rural properties and are often surplus farm or estate houses or cottages or barn conversions where we have obtained planning.
We understand not only how to maximise value by adding stables and paddocks and riding access rights where appropriate, but also how to deal with these in the documentation.
With our marketing strategy, we ensure that each property is exposed to the market in full to attract a suitable tenant.
With excellent local knowledge, your property will be looked after by a professional who will guide you through the full process. Clients can choose to be fully involved throughout the letting or leave Sworders to fully manage the letting service.
The letting service includes requesting and verifying references, further tenant checks which may be required and protection of the deposit (an additional cost may apply).
Marketing
We consider each property before carrying out the marketing campaign and will advise accordingly. With the use of national website portals, ‘To Let’ boards, high quality particulars, direct marketing and existing databases, we ensure that the property is fully exposed to the market, resulting in a large pool of prospective purchasers.
With larger, more unique properties, we will advise on tailored marketing material and provide additional advertisements to assist with the letting.
