Residential development land extending to approximately 1.76 hectares (4.35 acres), located off Lynn Road on the northern edge of Ely, to the east of the A10. The site lies within East Cambridgeshire District Council and forms part of a large scale allocation, known as North Ely.
Ely is a small popular City, located to the north of Cambridge, just off the A10, approximately 17 miles north east of Cambridge, 23 miles east of Huntingdon, 29 miles south of Kings Lynn and 30 miles south east of Peterborough. The site is approximately 1.7 miles from Ely train station, offering direct connections to Cambridge, Peterborough, Norwich and London Kings Cross.
The adopted East Cambridgeshire Local Plan 2015 identifies the site under Policy ELY1 as part of a wider 210 hectare site for housing led/mixed use including up to 3,000 dwellings, 2 primary schools with pre-school facilities, at least 2.8 Ha of employment land for B1/B2/B8 uses, two local centres and an extension to Ely Country Park. Development proposals are expected to provide 30% affordable housing in line with Policy HOU3.
Much of the surrounding allocated land benefits from outline planning permission for a total of 2,000 dwellings (11/01077/ESO and 13/00785/ESO) with land adjoining the site consented for residential development of between 27 and 40 dwellings per hectare and allotment gardens.
The emerging Further Draft Local Plan (currently published for public consultation) retains the North Ely allocation under policies Ely1 and Ely3 for 3,000 dwellings in accordance with the principles established by the consented schemes and/or the principles set out in the Ely North SPD (Feb 2014).
