2021 Active Year for UK Farmland Market
The farmland market in the UK has been more active in 2021 than it has been for the past four years, with demand exceeding supply across the country. Research found that 70% of farms and estates sold in recent months exceeded their guide price, with 30,400 hectares of farmland coming to the open market in Q2 2021 – buyers have included farmers, investors and lifestyle buyers.
There has also been an increase in privately marketed land, with private sales accounting for up to 50% of land transactions in some regions – arable land is now sold at an average of £9,000 an acre, and pasture land at an average of £7,100. Interestingly, non-farmers are the main buyers of land in the south east and south west, with lifestyle buyers and investors accounting for 45% of transactions in 2020.
