Our range of expertise covers the full spectrum of the planning and development process. Sworders do not act for any house builders in any form of strategic land and planning matters and therefore clients can be confident that our advice is wholly impartial.

Planning

Our planning team deal with the promotion of clients land through the local planning system and also undertake and submit site specific planning applications on behalf of landowners. We are able to adapt our services accordingly to each clients requirements and advise clients on the best routes available to optimise value and maximise the chances of success.

Development

There are several ways to approach and secure strategic development. Our development team are able to advise on the appropriateness of each method according to clients specific circumstances. Our development team work alongside our planning team, drawing on their strengths and expertise to provide a suitable strategy for clients.  We are able to advise clients on the various options available to secure development such as finding a promoter partner or self-promoting through the Local Plan to dealing with collaboration agreements for sites whereby a number of landowners are involved.

At the other end of process, we also deal with the disposal of consented sites and have a proven track record for the sale of small and large scale residential greenfield development sites to mixed use schemes. We recognise the importance of consulting and working closely with clients accountants and solicitors throughout to ensure that any specific legal or taxation advice is sought where necessary.
